Several states give a home buyer a right to cancel after receiving a seller's disclosure statement — a set number of days (often three or five) counted from delivery, not from signing. If a deal later falls apart, or a buyer claims they never got the disclosure, the only thing that settles it is a dated delivery record. That is a different problem than a purchase-contract notice clause, which is why it earns its own guide rather than folding into general real-estate correspondence.

Certified Mail with the electronic Return Receipt is the standard way agents and title companies document this: the receipt shows exactly when the disclosure was received, which is the date the rescission clock starts (or, just as usefully, the date that proves the clock already ran out). Questions before you send

Why not go to the post office myself?

You can, and if your time is free it costs less. USPS charges the same fees whoever hands the letter over; paperplane does not replace the post office, it replaces the trip. What if they refuse the letter?

USPS tracking records what happened to it, including refused or unclaimed. You still have the mailing record. Rules on what that means vary, so check with your court or an attorney if a deadline depends on it.

If something goes wrong, do I pay?

If we cannot mail the letter, the hold on your card is released and you are not charged. If a letter fails after your card is charged, you are refunded automatically and in full.

Does the rescission period start when I mail the disclosure or when the buyer gets it?

In states with a statutory rescission window, it is almost always delivery, not mailing. That is why Certified with electronic Return Receipt ($14.99) matters here more than for an ordinary notice — the receipt is the document that proves the delivery date the window is counted from.

Can I mail a multi-page disclosure package in one order?
